To provide all the services listed in Let Only and Let & Rent Accounting above.
To carry out four inspections of the property per annum to include inventory check-ins and check-outs, sending a written report to both the Landlord and Tenant (but not if nothing to report), detailing any works that are considered necessary and to identify whose responsibility it is for the works, in accordance with the terms of the tenancy agreement.
To co-ordinate all repair and maintenance that becomes necessary during the tenancy. The Agents are to have authority to use his discretion in respect of expenditure up to £150.00 for any one item. If expenditure is likely to exceed this amount, the Client's authorisation must be obtained (unless in an emergency).
To deal with only Letsure insurances as an Appointed Representative, under Financial Services Regulations from January 2005, all others must be administered by the Landlord, albeit that the Agent can still obtain quotes for repairs and supervise their execution.
To exercise appropriate action to ensure that the Tenant complies with the terms of the tenancy agreement, and to instruct a solicitor to take legal action, if appropriate, having obtained the Client's authorisation.
To prepare schedules of Major Repairs and/or Improvement Works (at a cost in excess of £500.00), tender for quotes (at least 2), oversee works and make a final inspection to ensure the works have been carried out to a satisfactory standard ….. For an extra fee of 10% of the cost of the works plus VAT.
